The most common cause of foundation movement is seasonal shrinking and swelling of expansive soils. The amount of soil movement is determined by the amount of expansive material and variations of its moisture content. When moisture content of expansive soil increases, the soil swells. When the moisture decreases during dryer months, the soil shrinks and is at its lowest moisture content, which allows the foundation to settle. During the wet months, the foundation will return to its desired location. This back-and-forth movement can result in foundation damage.
